What to look for when buying off-plan in Dubai

Buying before a building exists asks you to trust a drawing. That is a reasonable thing to be wary of, and the way to answer it is not reassurance but detail: who is building, what is contracted, and what happens if a date moves.

What the paperwork actually says

The reservation form, the sale and purchase agreement and the payment plan are three different documents, and only one of them is binding in the way most buyers assume. Read the payment plan against the construction milestones rather than against the calendar.

A milestone-linked plan ties your money to work that has been inspected. A date-linked plan does not.

Questions worth asking

  • Which escrow account do the payments go into?
  • What is the contracted handover window, and what is the remedy if it passes?
  • What is included in the finish, down to the appliances?

None of these are awkward questions. A developer who has thought about them will have the answers ready, and one who has not is telling you something too.
